Performed 2 system gas furnace heating tune-up, found a few areas of concern. Please refer to estimates and tune-up/diagnostic forms for more information.
Performed cooling diagnostic/inspection of unit, no mechanical failures found at this time. Cleaned condenser coils with water, pictures included.
Performed service check and found outdoor run capacitor weak on fan side. Client chose to replace with Turbo200 w/ 5 year warranty as well as add in-line float switch to indoor unit to protect ceilings from water damage. No further issues, system is cooling normally.
Found m/b unit slightly low on refrigerant, customer did not want to leak search at this time as he decides to replace unit. Charged unit up with 1.5 pounds R22, customer understands charge is not guaranteed. Customer has been up for three days and needs sleep to decide.
Found system working at this time. Have a good temperature split. Might want to run downstairs unit cooler than upstairs. I think on hot days upstairs unit trying to take the heat load of more square footage than It can handle. Will put together quotes and options for new equipment and ductwork reconfiguration
Clean dryer vent from both indoor entry and outdoor exit pictures included of before and after. post cleaning video clip attached.
Performed a two system cooling inspection. Washed out both condensing coilâ€˜s. Checked electrical components. Secondary drain pans are rusted but not leaking throughout this time. Cleared evaporator drain line. Found upstairs return duck for two bedrooms leaking atReturn in ceiling. Sealed duck work. Unit is cooling and operational at this time.
Found outdoor fan run capacitor reading 3.38/5 causing fan to overheat and stop working. There are other signs of wear and tear on system that may cause future failures. Move wiring for fan motor capacitor to dual run capacitor and tested operation. Found liquid line drier restricted, will need to replace to get system cooling properly without freezing up. Possibility that evaporator coil is restricted as well. Left estimates for repairs in clients email.
Found u/s and d/s primary drain lines tied into each other draining to upstairs bathroom sink. Cleared drain line and confirmed flow with customer supplied bleach and a gallon of water. Downstairs unit is float switch protected against water damage and power was being killed, but upstairs unit is not. Recommended adding float switch protection for upstairs unit. Recommended VIP service agreement for two units.
Replace emergency drain pans and install float switches with clean-out valves. This kit also comes with 1 year vip maintenance for both systems.
Performed service check and found that drainline was clogged before vent stack, cleared and tested. No further issues.
